Tenant Selection
-
Picking the right tenant for your rental property is a key to maximizing the profitability of your real estate investment and maintaining property value over the long term

Our basic selection criteria includes

Proof of reliable income that can support the amount of rent
-
Good credit history showing no history of bankruptcies or previous eviction

Prospective tenants submit a completed application, preferably after viewing the property
-
Credit checks are performed, including a search for Unlawful Detainer (Eviction) actions
-
Applicants income is verified but not directly with employers
-
We execute a legally binding lease covering any additional terms deemed appropriate

A security deposit is collected to protect the Owner
-
The first month's rent is collected prior to occupancy
-
We conduct a complete walk-through with the tenant prior to move-in. The tenant signs a move-in condition worksheet, acknowledging the condition of the property at the time of move-in
Rent Collection
-
Rent and any fees such as garbage or other utilities is due on the first day of each month
-
After the 5th, a late charge of 10% is assessed on any past due rent charges
-
A "3 Day Notice to Pay or Quit" is served if the rent has not been received by the 6th. This notice usually results in rent being brought current.

If the Tenant does not pay within 3 Day of being served, they must vacate the unit
-
If the Tenant does not vacate the unit, we engage our attorney to begin legal proceedings for eviction
Record Keeping and Administration

Monthly, we send complete statements to the owner, itemizing all income and any expenses
-
We pay any expenses related to the property including mortgage, taxes, and homeowner's dues
-
Copies of invoices for all bills paid are enclosed with the financial statements

Owners may receive their statements electronically on our Owner Portal
-
We maintain a reserve fund for any emergency repairs
Fees

Our fees are fair and competitive.

No extra fees are charged for leasing the unit. This is included in your management fees.

The management fee is based on the gross monthly rent collected at a rate specified in the Property Management Agreement
